How to Read a Custom Homes of Virginia Plan

A floor plan is a promise about how a Tuesday night works. The square footage is the easy number. The useful number is where people actually stand: who sleeps on the main level, where the coats land, whether the kitchen can see the room the family uses, and whether a parent or an older child has a door they can close.

Custom Homes of Virginia publishes plans at chov.com/models. The showroom is at 3345 Bridge Road, Suite 908, in Suffolk, (757) 774-5818. This page will not attach plan sheets. Sheets are a showroom conversation, because a sheet without the lot under it is only a drawing. Width, the garage side, and which way the main rooms face all change once the lot is real.

If you see a starred price next to a model, it is a starting base. It is not a finished home on a lot. Land, site work, and the finishes you choose are outside that base. Do not add a lot price in your head and call it the house. Those are two purchases.

Start with the level the household lives on. A ranch keeps bedrooms, the kitchen, and the laundry on one floor. The Ava is that kind of plan: four bedrooms, three baths, about 2,824 square feet, with the option to finish a room over the garage. The Ashlynn is a smaller ranch, about 2,000 square feet and three bedrooms, and the room-over-garage version adds a fourth bedroom and reaches about 2,500 square feet. The Decklan is the compact end, about 1,556 square feet and three bedrooms, which matters when the buildable pad is narrow or the household does not want stairs as part of every day.

A two-story plan spends the main floor on living and puts most of the bedrooms up. The Kenston is about 2,540 square feet, four bedrooms, with an optional third floor that some families use as a media room or extra bedrooms. The Kenston 3 Story is about 2,837 square feet. The Glendan is about 3,260 square feet and five bedrooms, which is the plan we look at when the household is simply larger. The Ava 2 Story is a different house from the ranch Ava: about 4,350 square feet, six bedrooms, for a family that wants two full floors.

FROG means a finished room over the garage. On the Jamison, that room has its own bath. The Jamison itself is about 2,920 square feet, three bedrooms and three and a half baths, with the main living on one level and the extra room above the garage. Families use that room as a guest suite, a studio, or a place for an older child who is home for a while. It is not the same thing as a second primary suite built into the main body of the house.

Gen-FLEX is the other arrangement. The Kellan Gen-FLEX is about 2,986 square feet and five bedrooms, laid out so a parent or an adult child can have a suite without taking over the primary bedroom. That is a different problem from "we need one more bedroom." If someone in the house needs a shower on the main level and a door between their rooms and yours, say that before you fall in love with an elevation.

Read the garage the same way you read the bedrooms. A side-load garage changes the front of the house and the way the driveway uses the lot. A passthrough garage, which the Jamison can do, changes how you carry groceries in the rain. Neither detail shows up in a bedroom count.

Then read the plan against the lot, not against a photograph. A full soil report covers the foundation, septic, and well. We work with engineered systems and can arrange that with our vendors or the client's. A plan that is 60 feet wide does not fit a pad that is 50 feet wide, no matter how much you like the kitchen.
